Calculators
Your borrowing power, your savings, stamp duty and fees, worked out together as one estimated price to plan your search around.
This is an estimate, not a loan offer or pre-approval
It uses standard lender assumptions and the figures you enter. It does not check your credit, any lender's policy, or whether you qualify for a concession or the Home Guarantee Scheme, and the amount a lender approves may be lower. Speak with a broker before you make an offer.
Estimates for planning only.

What this means for you
You could shop up to about $363,000 with no lenders mortgage insurance. Your savings cover the deposit, stamp duty and fees at that price.
Your cash of $80,000 is what caps the price, because it has to cover the deposit and the upfront costs. More savings or family help would lift it.
Lenders test your repayments at about 9.2%, which is your rate plus a 3.0% buffer. That is why the borrowing figure looks conservative.
Fine-tune this in the borrowing power calculatorWhat you can afford is set by whichever runs out first: how much a lender will let you borrow, and how much cash you have for the deposit and the upfront costs. This calculator works out both. It estimates your borrowing power the way lenders do, at your rate plus a buffer, then finds the highest price where your savings cover the deposit, stamp duty, registration fees and conveyancing.
The first price keeps your loan at or under 80% of the property value, which is the point where most lenders stop charging lenders mortgage insurance (LMI). The second price shows how far you could go with a deposit as small as 5%. LMI is then usually added, and its cost depends on the lender and the insurer, so we leave it for a broker to quote rather than guess.
The Home Guarantee Scheme lets eligible first home buyers purchase with a 5% deposit and no LMI, because the government guarantees part of the loan. It applies to homes under a price cap that depends on the state and on whether the home is in a capital city or regional centre. When you say you are a first home buyer, this calculator applies the cap for your location and shows the scheme price if it is higher.
Yes. Stamp duty and registration fees are paid upfront, usually from your own savings, so every dollar they cost is a dollar that cannot go towards the deposit. That is why this calculator takes them out of your cash before working out your deposit. First home buyer concessions can shrink or remove the duty, which can lift the price you can reach by more than the concession itself.
If you are selling a home to buy the next one, the equity you expect to release counts towards your deposit and costs. Enter it as an estimate of the sale price less the loan you owe and the selling costs. If you plan to buy before you sell, a bridging loan may be needed, which a broker can structure for you.
It does not include lenders mortgage insurance premiums, first home owner grants for new builds, foreign purchaser surcharges, off-the-plan concessions, or lender fees. Borrowing power is estimated with standard assumptions rather than a specific lender policy. Treat the result as a planning figure and confirm it with a broker before you make an offer.
The price you can reach depends on which lender assesses you, how they treat your income and whether you can avoid LMI. We compare more than 40 lenders to find the one that gets you furthest.
